An ambitious 3,000 homes outline masterplan with exceptional new parks, new school, and new homes. The design work was focused on the development of the neighbourhood design codes and developing illustrative detailed proposals for area 1, which includes 3 distinct grains – ‘urban’, ‘village’ and ‘settlement’. The scale, density & character of each grain allows vital variation and relief. Likewise, the dramatic sloping topography allows further richness and variety, shaping a truly Cornish Garden city.
